A well-done renovation starts long before the works. What saves you the most money isn't the builder's price, but knowing exactly what is going to be done, how and with what materials, and having someone with good judgement on site when the things nobody could see come to light.

We renovate flats in apartment buildings, terraced houses and detached houses: from a bathroom or a kitchen to a full renovation, with layout changes, extensions or energy upgrades.

How we do it

  1. Visit and survey. We look round the house with you, talk about how you live and what you have too much or too little of, and measure everything.
  2. Proposal. Layout, materials and 3D images so you can see the result before deciding. We adjust it until it fits.
  3. Permits. Depending on the scope, the works will go through a declaración responsable or will need a licence. We prepare the technical documentation and submit it.
  4. Comparable quotes. With clear drawings and measurements, builders all price the same thing and you can genuinely compare.
  5. Site supervision. We follow the works, deal with the unexpected (in renovations there is always something) and check that what is being done is what was paid for.

Do I need an architect to renovate?

It depends on the works. If the structure is affected, the building is extended, the use changes or the building is protected, yes: you need a project signed by a qualified professional and, usually, a licence. For interior renovations that don't affect the structure a declaración responsable is enough, but many town halls still ask for a technical report, and having an architect avoids costly mistakes: knocking down a wall that turns out to be load-bearing, forgetting the ventilation for a bathroom or ending up short of headroom in a kitchen.

Can I take down this partition wall?

If it isn't load-bearing, usually yes. We check it during the visit with the building's drawings, if there are any, and with what we can see in the home itself. If it is structural, it can often still be opened up, but with a project and strengthening.

How much does a full renovation cost?

It depends mainly on the quality of finishes and what needs replacing inside (services, windows and doors, insulation). After the visit we give you a realistic range and, with the project, the builders' actual quotes.

Do you also carry out the works?

We are not builders. We design, handle the paperwork and supervise the works, and help you choose who carries them out. That way we are on your side when quality has to be demanded.
