Plots, Cadastre and Land Registry

Plot division (segregación), horizontal property division (división horizontal), plot surveys and alternative graphic representation (GML) for the Cadastre and Land Registry in Alicante and Murcia.

It is very common for the plot described in the deeds, the one drawn by the Cadastre and the one that actually exists not to be the same. Until they match, selling, inheriting, dividing or getting a mortgage becomes complicated. We put it in order with surveys, georeferenced drawings and the documentation required by the town hall, the notary and the registrar.

Plot division (segregación)

To divide a property into two or more, you generally need a municipal licence for parcelling or segregation, and each resulting part must meet the minimum plot size and the planning conditions. We study whether it is possible, carry out the survey and drawings, and handle the licence for the deeds.

Horizontal property division (división horizontal)

When a building has several homes or commercial units that are to be sold or inherited separately, it has to be set up as a horizontal property division (división horizontal). We prepare the technical description of each unit, its floor areas and participation quotas, and the rest of the documentation the notary needs and, where required, the town hall.

Plot surveys

We survey the plot with its boundaries, buildings, changes in level and existing features. It is the basis for a project, a plot division, a sale or a boundary disagreement with a neighbour.

Alternative graphic representation (GML)

If the Cadastre's map doesn't reflect your property properly, the law allows you to provide a georeferenced alternative graphic representation (the GML file) to correct it and bring the Cadastre and the Land Registry into line. We draw it up from our survey and leave it ready for the notary, the registrar or the Cadastre's online office.
