Georeferenced drawing (GML) for the Cadastre and Land Registry
Georeferenced drawings in GML format and graphic validation report (IVGA) to correct boundaries and areas in the Cadastre (Catastro) and the Land Registry.
Since the 2015 reform of the Mortgage Law (Law 13/2015), the Land Registry works with the graphic representation of properties, that is, with their real coordinates. If the Cadastre plot doesn't match your property (boundaries in the wrong place, square metres too many or too few), the way to correct it is an alternative graphic representation: a georeferenced drawing in GML format prepared by a professional.
When it's needed
- To segregate, merge or divide properties: the Land Registry requires the geometry of each resulting property.
- To register a new build, which must be shown to sit within the plot.
- To correct the area or the boundaries in a sale or an inheritance.
- When the notary or the Land Registry asks for the property to be brought into line with the Cadastre.
What the IVGA is
The alternative graphic validation report (IVGA) is issued by the Cadastre itself when the GML is technically correct. With a positive IVGA, the notary and the Land Registry can incorporate the new geometry, and the Cadastre updates it.
How we do it
- We review the title deed, the land registry extract (nota simple) and the Cadastre and identify the discrepancies.
- We measure the property on site and, if necessary, with the neighbours.
- We generate the GML and validate it on the Cadastre's online portal until we obtain the IVGA.
- We give you the drawing, technical report, GML and IVGA for the notary or the Land Registry.
Frequently asked questions
Do the neighbours need to be told?
If the change affects their boundaries, the Land Registry or the notary notifies them so they can object. That's why it's best to talk to them beforehand and measure the boundaries clearly.
Is it the same as a topographic survey?
The survey is the measurement; the GML is the format in which that measurement is delivered to the Cadastre and the Land Registry. We do both.
