Permits and paperwork

Building permits, declaraciones responsables, second occupancy, activity licences and legalisations in Alicante and Murcia. We prepare and submit them.

Each town hall has its own forms, fees and timescales, but the underlying rules are the same: they are set by the Valencian Community's planning law (the TRLOTUP) or, in the Region of Murcia, by its Law 13/2015. We tell you which procedure applies to you, prepare the technical documentation, submit it and respond to any requests until the file is closed.

First occupancy licence

When a new build is finished, before moving in you have to submit the declaración responsable for first occupancy, with the certificate of completion and proof that the home has water, electricity and, where applicable, gas. If we handled your new build, this step is included.

Planning feasibility studies

Before buying a plot, commercial premises or a house to renovate, it's worth knowing what can be done there: how much can be built, how high, for what uses and with what restrictions. We review the municipality's planning rules, the Cadastre and the Land Registry and give you a clear report on what can and can't be done, so you can decide before signing.

Changes of use

Converting commercial premises or an office into a home, or the other way round, is possible in many cases, but it depends on what the planning rules allow on that street and on the result meeting the habitability conditions. We study the feasibility, produce the project and handle the licence.
