Certificates and reports

Often what you need isn't building work, but a signed technical document stating what your property is like, how big it is, what it's worth or what is wrong with it. We do it with a site visit, our own measurements and conclusions that are easy to understand.

Building inspection report (ITE)

We review the building's state of repair (structure, façades, roofs, shared services), its accessibility and its energy efficiency. In the Valencian Community this is done through the Building Assessment Report (IEEV.CV), which is also the document usually required for refurbishment grants. We tell you what needs fixing and in what order of priority.

Floor area certificates

We measure the home, commercial premises or industrial unit and certify the usable and built floor area. It is useful when the deeds, the Cadastre and reality don't match, for a sale, for a rental or to calculate owners' association fees.

Certificates of building age for the notary and the Land Registry

If your house, an extension or an industrial unit doesn't appear in the deeds, in many cases it can be recorded in the Land Registry by proving its age with a technical certificate (article 28.4 of the national Land Act, Ley de Suelo). We date the building using drawings, historical aerial photos and the Cadastre, and draw up the descriptive and graphic certificate the notary asks for. If it also needs regularising, we cover that under legalisation of unlicensed works.
