Property valuation
Valuations of homes, commercial premises, land and industrial units for inheritances, divorces, the tax authorities, court cases or to know what price to sell at, signed by an architect.
Knowing what a property is really worth is key in many situations: sharing out an inheritance, a divorce, a sale between relatives or a dispute with the tax authorities (Hacienda). We value homes, commercial premises, industrial units, building plots and rural estates, signed by an architect and with the method explained, so that the valuation can be defended.
What our valuations are for
- Inheritances and gifts: sharing out on the basis of an objective value and declaring correctly.
- Divorces and division of jointly owned assets.
- Sales between private individuals or relatives: setting a reasonable price.
- Tax authorities (Hacienda): when the authorities check the value you declared (for example, in transfer tax or inheritance tax) you can request a tasación pericial contradictoria (counter-valuation by an expert) by an expert of your choice (General Tax Law, articles 57 and 135). If the difference between your valuation and Hacienda's does not exceed €120,000 or 10%, yours is taken.
- Court proceedings, compulsory purchases and damage assessments.
What we don't do: mortgage valuations
To grant a mortgage, the bank requires a valuation carried out by a valuation company approved by the Banco de España, under Order ECO/805/2003. An architecture studio cannot carry out that type of valuation, and we tell you so clearly so that you don't pay twice.
How we do it
- Visit to the property: floor area, condition, quality of finishes, orientation and surroundings.
- Market study with comparable properties in the area, and other methods where needed (for example, for building plots or land with development potential).
- Signed report with the value, the method and the data used.
Frequently asked questions
Is the valuation the price I will sell at?
It is an objective reference. The final price depends on negotiation and on the market at the time, but a good valuation tells you whether you are asking too much or too little.
What about the Cadastre's reference value?
We take it into account, but it does not always reflect the reality of the property. If you think it is too high, a well-argued valuation is good evidence for appealing it.
Do you value land and rural estates?
Yes. On rural (rústico) land and building plots the value depends heavily on what can be done there, so we also check the planning rules.
