Han pasado dos a\u00f1os de obra y por fin llega la llamada del promotor: la casa est\u00e1 terminada y te citan para firmar la entrega. Es un d\u00eda bonito, pero tambi\u00e9n es el momento en el que m\u00e1s te juegas, porque lo que no se apunte ese d\u00eda cuesta mucho m\u00e1s reclamarlo despu\u00e9s.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Por eso, antes de firmar, <strong>un arquitecto revisa la vivienda por ti<\/strong>, de arriba abajo, y te entrega un informe con todos los defectos para que el promotor Puertas y ventanas<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Que abran y cierren bien, que no rocen, que las juntas sean iguales, que las persianas suban y bajen y que no entre agua. As\u00ed sabemos qu\u00e9 te tienen que entregar.<\/li>\n\n\n<li><strong>Visitamos la vivienda.<\/strong> Unas dos o tres horas, seg\u00fan el tama\u00f1o. Si quieres, vienes con nosotros y te lo vamos explicando.<\/li>\n\n\n<li><strong>Te damos el informe.<\/strong> Cada defecto con su foto, d\u00f3nde est\u00e1 y qu\u00e9 importancia tiene. Escrito para que lo entienda cualquiera, tambi\u00e9n el promotor.<\/li>\n\n\n<li><strong>Lo presentas al promotor.<\/strong> Lo adjuntas al acta de entrega, o se lo enviamos nosotros, para que lo repare.<\/li>\n\n\n<li><strong>Volvemos a comprobarlo.<\/strong> Cuando dicen que est\u00e1 arreglado, volvemos y comprobamos que es verdad.<\/li>\n<\/ol>\n\n\n\n<div class=\"ua-nota\" style=\"--ua-c:#dcad58\"><p class=\"ua-nota-t\">Firma la entrega \u00abcon reservas\u00bb<\/p><p class=\"ua-nota-b\">Si al recibir la casa hay defectos, no firmes un acta que diga que todo est\u00e1 bien. Escribe en el acta que la recibes con reservas y adjunta el informe. Es tu mejor prueba de que los defectos estaban ah\u00ed desde el primer d\u00eda.<\/p><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Lo que dice la ley<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">La Pero si no lo hace, o los defectos son importantes, el camino sigue siendo sencillo y lo hacemos contigo:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Reclamaci\u00f3n por escrito.<\/strong> Un burofax al promotor con nuestro informe y un plazo para reparar.<\/li>\n\n\n<li><strong>Informe pericial.<\/strong> Si hace falta, convertimos la revisi\u00f3n en un informe pericial, con valoraci\u00f3n de lo que cuesta reparar cada defecto.<\/li>\n\n\n<li><strong>Con abogado.<\/strong> Trabajamos con abogados que llevan la parte legal. Nosotros defendemos la parte t\u00e9cnica, tambi\u00e9n en el juzgado si llega el caso.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfCu\u00e1nto cuesta?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Para una vivienda de tama\u00f1o normal, <strong>350 \u20ac + IVA<\/strong>.
