The building inspection (ITE) is a review of the condition of a building carried out by a qualified professional. Its aim is to detect problems in good time with the structure, fa\u00e7ades, roofs and services<\/strong> and to rank the repairs by urgency. In the Valencian Community it is done through the building assessment report (IEEV.CV)<\/strong>.<\/p>\n\n\n\n

How it works in the Valencian Community<\/h2>\n\n\n\n

The IEEV.CV is regulated by Decree 53\/2018 of the Consell. As well as the state of repair, it assesses the accessibility<\/strong> and energy efficiency<\/strong> of the building. It is required mainly for residential buildings of a certain age, when the town hall demands it and to apply for renovation grants<\/strong>. Once completed, it is entered in the Generalitat's register.<\/p>\n\n\n\n

How it works in the Region of Murcia<\/h2>\n\n\n\n

In Murcia the ITE is required by municipal bylaws once a building reaches a certain age, with their own deadlines and forms. We'll tell you what your town hall requires before we start.<\/p>\n\n\n\n

  • Structure and foundations: cracks, fissures, deformation, rusted reinforcement.<\/li>\n\n
  • Fa\u00e7ades, balconies and cornices: falling pieces and risks to the public highway.<\/li>\n\n
  • Roofs and flat roof terraces: waterproofing and leaks.<\/li>\n\n
  • Shared drainage and plumbing: damp and leaks.<\/li>\n\n
  • Accessibility and energy efficiency, in the Valencian report.<\/li>\n<\/ul>\n\n\n\n

    How we do it<\/h2>\n\n\n\n

    1. We request the documentation<\/strong> for the building and talk to the chair or the property manager.<\/li>\n\n
    2. We visit the building<\/strong>: common areas, roof, fa\u00e7ades and, if needed, some of the homes.<\/li>\n\n
    3. We write the report<\/strong> with photographs and a list of works ordered by urgency, and we submit or register it.<\/li>\n\n
    4. If the owners' association decides to carry out the works, we can draw up the project and supervise them<\/strong>.<\/li>\n<\/ol>\n\n\n\n

      What happens if the result is unfavourable?<\/h3>\n\n\n\n

      The repairs it sets out have to be carried out within a deadline. That is exactly what the report is for: knowing what needs fixing, in what order of priority and roughly how much it may cost.<\/p>\n\n\n\n

      Can it be used to apply for grants?<\/h3>\n\n\n\n

      Yes. In the Valencian Community the IEEV.CV is the starting document for most building refurbishment grants.<\/p>\n\n\n\n

      Does each neighbour pay, or the owners' association?<\/h3>\n\n\n\n
