It is compulsory to <strong>sell or let<\/strong>, and the label must appear in every advert.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When it is compulsory<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Under Royal Decree 390\/2021, an energy performance certificate is required in these cases:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>To <strong>Selling<\/strong> a home, commercial premises or a building.<\/li>\n\n<li>To <strong>Letting it<\/strong> to a new tenant.<\/li>\n\n<li>In <strong>newly built buildings<\/strong>.<\/li>\n\n<li>In major renovations: when the heating and cooling systems are replaced, works affect more than 25% of the building envelope, or the building is extended by more than 10%.<\/li>\n\n<li>In buildings that must undergo a building inspection (IEE\/ITE).<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The label must appear in <strong>all advertising<\/strong> for sale or rent, including property portals and estate agents, and the registered certificate is attached to the contract.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How long it lasts<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">It is valid for <strong>10 years<\/strong>, unless the rating is <strong>G<\/strong>, in which case it lasts <strong>5 years<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How we do it<\/h2>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Visit to the home or premises.<\/strong> We take measurements and check the orientation, the type of walls, roof and windows, and the heating, cooling and hot water systems.<\/li>\n\n<li><strong>Calculation<\/strong> with officially recognised software.<\/li>\n\n<li><strong>Improvement recommendations.<\/strong> The certificate includes measures to improve the rating, with their approximate effect.<\/li>\n\n<li><strong>Registration and delivery.<\/strong> We enter it in the official register of energy performance certificates (the Generalitat Valenciana's or, in Murcia, the Regional Government's) and give you the certificate and the label.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">Registration carries a small regional fee, which we state in the quote.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What we need from you<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Cadastral reference and the owner's details.<\/li>\n\n<li>Access to the whole home or premises.<\/li>\n\n<li>If you have them to hand, details of the boiler, air conditioning or water heater.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Frequently asked questions<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">What rating will I get?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">It depends mainly on the insulation, the windows and the building services. Unrenovated homes built before the 1980s usually get low ratings (E, F or G), and that is normal.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Do I have to improve the rating to be able to sell?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">No. The certificate is for information: you are required to have it and show it, not to improve the rating.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Who can sign it?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A qualified professional. Architects are directly authorised to issue it.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Can it be used to apply for grants?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Many energy refurbishment grants require one certificate before the works and another after, to show the improvement.
